DP Partners signed a three-year lease with San Francisco, California-based Del Monte Corporation for 364,755 square feet of warehouse space at its new 300-acre business park, LogistiCenter at Rochelle, in Rochelle, IL. According to Aaron Paris, Executive Vice President and Chief Operating Officer of DP Partners, the lease brings to 100% the occupancy of the park's first speculative multi-tenant building, a 579,575 square foot distribution facility, although the building is expandable to one million square feet.

Del Monte took occupancy in April. The new space includes 1,000 of office space, 32' clear-height ceilings, 10 truck docks, ESFR fire-protection system, standard bay sizes of 50' by 50' and rail or truck staging bays of 60' by 50' on either side of the building. The building, completed in the fourth quarter of 2004, is located on a 26.84 acre site at 501 Stewart Road in Ogle County, 60 miles west of Chicago and 20 miles south of Rockford. LogistiCenter at Rochelle occupies the southwest quadrant of the interchange of two of Chicago's major industrial corridors, I-88 and I-39, within the I-39 Logistics Corridor. The park has immediate access to the US interstate highway system, both north/south and east/west via I-39, I-90/94, I-80 and I-74.
